Are these prices fixed quotes?

No. Every figure on this page is a general London market range drawn from our published cost guides, not a fixed price for your job. Access, existing condition, specification and property type all move the final number, which is why we always survey before confirming a written quote.

Why do prices vary so much within the same range?

The lower end of a range is usually a straightforward job with good access and no hidden problems. The higher end reflects harder access, older properties where more is found once work starts, or a higher specification. A proper survey narrows that range to a single confirmed figure.

Do these prices include VAT?

Where a range isn't explicitly marked otherwise, treat it as the general market figure before VAT is itemised separately in your written quote, since VAT treatment can vary by the type of work and property. We confirm this in writing as part of every quote.

How do I get an exact price instead of a range?

Send the property address, photos if available, and a short description of the work through our contact page or by email. We survey the property, then provide a clear written scope and price before any work starts.

How do I know if a quote from another builder is reasonable?
